The developer of the Eastmark master-planned community in east Mesa has named seven homebuilders who will construct about 700 new houses next year in response to growing demand for housing in the Valley. Scottsdale-based DMB Associates anticipates the first homes will be available in mid-2013 as the first residential development takes shape on 3,200 acres it owns at the former General Motors Proving Grounds.
The builders are Maracay Homes, Mattamy Homes, Taylor Morrison, Woodside Homes, Trend Homes, Standard Pacific Homes and Meritage Homes. The homes will rise on the northwest corner of Ray and Signal Butte roads, along with the first phase of a regional park and a community center.

Aren't there enough empty homes, here in the valley that have been sitting empty for awhile now. Why not give less fortunate people who can make payments every month, a chance to have their own home. I would be one of them, but with so, so credit, I can't get help getting a home. If people were given a chance, there would be less empty homes in the valley.

I agree ru infill development is critical to the future of this city. Another beige cookie cutter blah housing project out in the sticks does absolutely nothing to help with Mesa's need restore its inner core. All it will do is relocate people too far from jobs with a monumental wastevin time and fuel for the simplest access to jobs and shopping, ask peole in Queen Creek how, much it costs them in gas and time to drive to work everyday.
So once again the greedy developers wil reap the profits and leave the homeowners holding the bag on unneeded increased hidden cost for living way out there, then in 20 years it will be another drab out of place run down neighborhood just like many others around the city.

With the developement and growth of Gateway Airport are there going to be people who want to live right under the flight path of all those noisy jets with the associated pollution? I live in east Mesa and have them flying over all the time. Even when Williams Field was a working airbase we didn't have the noise we do now. I couldn't imagine subjecting my family to the health risks I believe are associated with living under the take off and landing paths of a commercial airport.

We live over by Gold Canyon and the air traffic is like living on an Air Force Base. I feel for those who live even closer. They took all the air traffic and redirected over all the homes instead of the empty space they use to fly over.[angry]

A quick search on google maps will show you that the former GMDPG property is exactly perpendicular to the runways at Gateway. In the seven years I worked there, not a single jet took off sideways to the runway and flew over the property (although we had a great view of the Blue Angels practicing when they'd come out for the airshow).
The Gateway complex has been growing like mad since Williams AFB closed, and with a new terminal and entryway on the east side that I believe I've read of plans for, this development will be in a great location.
While personally I'd still rather be working at the DPG, out in the middle of nowhere, development happens. This one seems like a good fit for Mesa and for the property.

"..........give less fortunate people a chance to have their own home".... Are you kidding? That's exactly what got Arizona--and the US real estate markets--in trouble. Too many people buying homes with borrowed money they couldn't--or wouldn't--pay back. And the rest of us, who honored our commitments, or didn't live beyond our means--got stuck with the tab.
I'd require a minimum of 20% down to obtain a mortgage, and then raise the requirements in terms of debt ratio limits. There's no advantage to building a housing and real estate industry based upon weak qualifications. All you do is create a volatile situation in which explosive valuation changes cause the entire economic systems to rattle and, in many cases, disintegrate.

Perpendicular, you say! Well if one takes away all of the noise complaints from residents whose homes are perpendicular to runways here in the valley, we get only about a 50% reduction! Noise travels in a 360 degree pattern!

Zillow.com says there are 3879 homes for sale in the Mesa city limits.
Can't imagine why they need 700 more.
